HVAC Duct Cleaning in Houston, TX

What actually makes Houston ducts dirty
Most of it starts in the attic. Flexible insulated duct runs across joists in a vented attic. Supply air is cold. Attic air is humid most of the year. Where the insulation is compressed or the outer jacket is torn, the inner liner sweats. Damp liner holds dust. That is where microbial growth begins. It is a moisture problem first, a cleaning problem second.
The other source sits at floor level. Slab homes often use a return plenum built into a framed chase or closet base. Those chases are rarely sealed to the slab. They pull in fine clay-silt dust from under the house and through wall cavities. Gulf Coast soil dust is fine and gray. It coats the blower wheel and the coil face.
So we look before we vacuum. Crushed flex, sagging runs, torn liner, leaky boots at ceiling registers. A boot that leaks at the drywall pulls attic dust in every cycle. Cleaning that duct without sealing the boot buys a few months.
Some jobs we talk people out of. If the liner is shredded or mold has colonized porous insulation, cleaning does not fix it. That run gets replaced. We say so plainly, rather than selling a cleaning that will not hold.
